A full renovation of Marandus to turn it into a huge player home with servants, pets, storage and fast travel.
Removes the hostile NPCs and creatures from the Marandus stronghold near Lake Amaya. Adds attractive plants and stables to the exterior. The stables contain two guars who will follow, stay or wander at your command.
Just inside the Upper Level is a note with an amulet on top. Equip the amulet to summon the housekeeper, who will offer to sell you the stronghold for 20,000 gold. The housekeeper also sells food and drink and can transport you to and from Balmora. The housekeeper is summoned each time you wear the amulet. (There is no restriction on your use of the house if you don't wish to pay.)
Talk to the housekeeper again after buying the house, and she will suggest that you hire the three servants. If you pay her a further 20,000 gold, three servants will instantly appear. Speak to one of them once, then end your conversation, then talk to them again - the new 'follow' topic will appear. The servants will follow you so that you can place them whereever you like in the house. They have Grumpy's warping. There is a smith, an alchemist and an enchanter. They have limited dialogue so they're really only there for decoration and functional use.
There is food and shein laid out in the upper dining hall. If you click on the food, it will disappear from the table and appear as normal in your inventory - however, 24 hours later, it will reappear on the table! Dinner is served every night at Marandus!

6 in second bedroom/nursery
2 in Dome (single beds)
6 in lower level/servants quarters
2 further hammocks
Other living areas include an alchemy study, lots of bookshelving, a combat practice area, lower common room/dining area, kitchen and several alcoves for quiet reading.
There are two new rooms - the Vault, which has considerable storage and display space, and the Baths, which is a large swimming pool.
Additionally, there are two sets of Dongle's bathroom suites plus a washbasin in the Dome.
A well in the Vault and a water-trough in the kitchen should satisfy NOM users.
